ANTIGUA
AT PEMBROKE FALLS
HOME OWNERS ASSOCIATION
February 23, 2004
Dear Antigua at Pembroke Falls Residents:
Recently, the community has been experiencing an increase amount
of residents parking in the street. As a result, we have
received notice from the Broward County Fire Marshal’s office
that they do not have proper access for emergency vehicles on
the community’s roadways.
We have also been informed that if we dot address the problem in
a timely manner, that the association could face fines by the
County. There are even residents parking in front of fire
hydrants.
We are therefore notifying each resident in writing that we will
begin monitoring and sticketing vehicles that continually park
in the street unnecessarily. You are asked to place two (2)
vehicles in your driveway. If you have a third vehicle, please
park it horizontally behind the other two vehicles. You may also
use the guest parking areas for overnight parking only. Storage
of vehicles in guest parking spots is not permitted.
We will also begin enforcing the no parking on the grass rules
due to the fact that the cars engines are creating dead brown
spots that are unsightly. In addition, no commercial vehicles
are allowed in the community overnight and we will begin
monitoring this as well. These rules are in place to assure that
your community is looking its best while maintaining your homes
property values.
For those residents who do not cooperate with the
association’s rules, we will have no alternative than to begin
not only towing, but also placing fines against the responsible
homeowner of $100.00 per incident, not to exceed a maximum
(allowable by law) of $1,000.00. These fines are enforceable
through lien and foreclosure proceedings.
Thank you for your cooperation.
Sincerely,
The Baord of Directors
