Dear Homeowners,

 It’s been an eventful year and many improvements to the community have continued or been started.  Security services were increased to include a guard, during the day,  in the pool area for the entire summer months. Landscape maintenance has kept up including the planting of new bushes in the northern outside perimeter of the property. Sprinkler maintenance has been a problem because of people parking on the grass areas, and pool maintenance (including the entrance gate) has increased because of resident and non-resident juveniles destruction.

The Board reviewed the budget and has come up with the 2010 operating budget.  There was an increase on our expensed but it was decided to keep the monthly maintenance fee the same as 2009. The Board has decide to not servicing the properties that are behind in the maintenance fees. Collection procedures of these delinquent accounts will continue and they will include leans and foreclosures if needed.

The Board wishes to thank you for your continued support and wishes each and everyone a very Happy Holiday Season and a Healthy New Year.

New meeting dates.
Because of scheduling conflicts and to allow all the financials to be finished on time, the Board of Directors meeting has been moved from the third Thursday to the Fourth Thursday of every other month.

Any homeowner who wishes to rent their townhouse, must have the prospective tenants approved by the association, and give a deposit of $500. For more information please contact the property manager.
As per our bylaws and the City of Pembroke Pines code, there should not be overnight parking in the streets of the community. (See Details...).
